Design & construct, step by step.
You know what is being done, why, and what it costs before work starts.

Consultation & site visit
We meet you on site, look at the block, and talk through what you want to build and your budget.

Design & feasibility
Concept design, planning controls and a realistic budget before detailed drawings start.

Approvals
We coordinate the drawings, consultants and the DA, CDC or construction certificate your project needs.

Contract & build
A written contract and schedule, then our licensed team builds and keeps you updated at each stage.
- 05
Handover
Final inspection, occupation certificate, documents and warranties handed over with the keys.
Approvals explained
DA, CDC or CC — which one do you need?
We tell you which approval path suits your project at the feasibility stage.
Development application (DA)
Council approval for a proposed development, assessed against the local planning controls. Approval may come with conditions.
Complying development certificate (CDC)
A combined planning and construction approval for projects that meet set standards. Issued by council or a registered certifier, usually faster than a DA.
Construction certificate (CC)
Needed after a DA and before work starts. Confirms the detailed design meets the National Construction Code and the DA conditions.
Occupation certificate (OC)
Issued at the end of the build, before you move in, confirming the home is suitable to occupy.

Site establishment, fencing, demolition and excavation.

Slab & frame
Footings, slab, then wall and roof framing.
- 03
Lock-up
Roof, windows, external doors and cladding.
- 04
Fit-out
Linings, waterproofing, tiling, joinery and finishes.
- 05
Completion
Final inspections, occupation certificate and handover.
Contracts & protection
What is in writing.
- A written NSW home building contract with your price, inclusions and payment stages
- Construction program and regular progress updates
- Licensed builder: BND Construction Service Pty Ltd, NSW Builder Licence 488888C
- Home Building Compensation (HBCF) certificate of insurance before any deposit or start of work, where required
- Statutory warranties under the Home Building Act 1989 (NSW)
- Certificates, warranties and manuals handed over at completion
Home Building Compensation (HBCF)
Your build is covered before work starts.
HBCF cover is issued through icare NSW and protects home owners if the builder cannot finish the job.
When it applies
In NSW, cover is required for residential building work where the contract price or market cost of labour and materials is over $20,000 including GST.
When you receive it
We give you the HBCF certificate of insurance before we take a deposit or start any work.
What it covers
Loss from incomplete or defective work if the builder cannot complete the work or fix defects because of insolvency, death, disappearance or licence suspension.
Check your certificate
You can confirm a certificate with icare NSW. Ask us at your consultation and we will explain how cover works for your project.
